An appraisal is a calculation of your home’s value at a specific time and is done by a certified appraiser. When determining your home’s approximate value, the appraiser takes into account the land area in square footage, your home’s design, the quality of construction, and the location of your home. The appraiser also considers the neighborhood, the availability of transportation, and schools and commercial areas, as well as the landscaping and view.

refinance or heloc?

Hi.I have a home valued at about 235k(bought in 8/07).Balance on current mortgage is 203k.I used a VA home loan with fixed rate of 6.6%.i want to consolidate or pay off hi-interest cc bills totaling about 14k-accumulated from grad school(now finished); and also make some minor home improvements.fico score is fair.staying in the home for at least 7 yrs.should i do a cash out refi? or get a heloc? or just refi?
i’ve read about a va streamline refi. can i do this and also do a heloc for my cc and home improvements?i mean like maybe separately with maybe 2 different lenders?

Are the interest rates the same between people who take a new mortgage and those who refinance?

I want to take advantage of the decline in intest rates by refinancing my mortgage. When I search online I find a lot of rates quoted for new loans but not much for refinancing. Is it safe to assume the refinancing rates will be similar to the new buyer’s rates (with the same terms and credit rating of course)? Thanks.

Have you ever heard of the term cash-in refinancing? The one that you may be familiar with is a cash-out refinance – and the cash-in part is a relatively new concept in the real estate industry. 

The common mortgage refinancing plan that most people are aware of is the cash-out refinancing. For this, you will be borrowing money against the value of your home, the funds of which you can use for a major purchase or other expenses. 

On the other hand, there’s the relatively new concept of taking on a cash-in refinance. As the name implies, cash will be coming in. But instead of borrowing money against the value of your home, you will actually be bringing in additional funds to pay down your loan principal. 2. You can use cash-in refinancing as a means to increase your equity so that you can quality for a better mortgage rate. Let’s say that you have less than 20% equity in your home. If you take on a cash-in refinance, you will increase your equity, you will qualify for a better mortgage rate and it will also eliminate the need for you to purchase a PMI or Private Mortgage Insurance on your home refinance. 

3. Cash-in refinancing offers a better return on your money. More importantly, you can consider cash-in refinancing as an investment. As compared to earning a measly interest on a savings account in a bank, for example, cash-in refinancing will allow you to get better returns for your investment. You can refinance your mortgage and earn as much as 5.25% interest – probably even more, considering the tax deductions that you will be entitled to. 

Just remember that cash-in refinancing is recommended only when home values remain stable or increase in the future. Should they decline, you may not necessarily earn as much financial benefits as you want. 

Deciding whether or not you should go for cash-in refinance is all a matter of weighing in the benefits that you will get to enjoy. If you know that you can do with additional equity and you want a good return on your investment, this cash-in refinancing plan may be the best route to take.
