Why Buy Now for First-Time Home Buyers Tax Credit

Perhaps for first-time home buyers investing their money on real estate property in times like this is a very risky move. But wait! Do you know that this is a perfect time to buy now for first-time home buyers? There is a great opportunity that is open in the real estate market now. Even real estate agents would suggest that this is the right time to buy a home for first-time home buyers.
Though some economists are optimistic that home prices will stay low for the predictable future, other buyer friendly incentives may not stay longer. While these home buyer incentives are still around, it would be a great chance for first-time home buyers to take advantage of these home buyer incentives. See the two reasons why buy now is the right time for first-time home buyers.
First, according to the stats released by one mortgage giant, the average interest rate for a 30-year fixed mortgage hit a record low at 5.12%, the lowest level since the end of May. In addition, the mortgage titan say that a 5/1 hybrid adjustable rate mortgage, that covers a five-year fix rate then adjusts, had an average rate of 4.57%, making it a record low since January 2005. The credit crisis may have unveiled the risks that involve short-term ARMs but for borrowers who do not plan to stay in their home for more than five years consider this a good option. Young couples would take a five-year hybrid ARM as a good choice if they are likely to transfer after five years to search for a bigger place. But these low rates are not going to stay longer as the increasing budget deficits will likely catapult these rates and push it higher in the next few years.
The second reason why buy now is the first-time home buyers tax credit. The implementation of the economic stimulus package gives first-time home buyers a tax credit of up to $8,000 when they buy a home before the month of December. The good thing about this tax credit is that you are not required to repay. Taxpayers with adjusted gross income that is larger than $75,000, and for married couple with an adjusted gross income that is larger than $150,000, have their credit terminated. On the flip side, you cannot claim the money and use unless you have closed a deal. Nevertheless, in case you need money for down payment, there are state housing finance agencies that you can run to as they offer bridge loan to qualified home buyers.
The credit is refundable, so even if you owe less than $8,000 upon submitting your 2009 tax return, you are going to get a refund for the balance. This makes the credit an important tax break for middle and low income groups who pay little or no federal income tax at all. For you to qualify for this tax break, you must complete a home purchase before December 1. You will be considered as a “first-time buyer” if you have not owned a house in the past 36 months. However, you will be disqualified if your spouse has owned a house in the past 36 months. So if you are in the position that makes you eligible for this window of opportunity, do not let it slip your hand as these great incentives for first-time home buyers is not going to stay longer unless lawmakers succeed in prolonging the tax credit into 2010.
Because of the credit crisis, loan approval has slowed down as lenders have enforced stringent lending standards. So the whole process may take longer than usual to complete a deal. In the past, completing a home purchase is possible within 45 days after signing a contract. But these days, the completing a home purchase may take at least 60 days. Despite the slow grind in the real estate market, this is a great opportunity that first-time home buyers should capitalize. If you have not owned a house and qualify to buy now first-time home buyers tax credit, this is your chance. This may be the chance you will sorely miss if you do not act immediately because the window of opportunity is not going to stay any longer as the situation quickly change in this unstable economy.

Am I qualified for the First time home buyer tax credit?
My grandmother lives in a Co-op in New York and I help her pay the maintenance, I used to live with her for several years until 2 years ago. Both of our names are on the co-op contract as share holder as well as on the Mortgage Interest Statement, Form 1098. I never took a mortgage or actually purchased any home. My question is, am I qualified for the 8000$ first time home buyer tax credit in case I buy an apartment in 2009?

I sold my house in August of 2006. I am now renting from a family member. I would like to apply for the 203k loan.
Am I eligible for the first time home buyer credit? Do they give those on FHA loans? Do I meet the time requirements?
Also, can we complete the work ourselves, or do we HAVE to hire a licensed contractor? I have read MANY conflicting ideas on this.

I’m always surprised how many buyers of new homes does not always mean getting credit to $ 8,000 for first home buyers tax. In fact, this week of our clients just closed on a house and it was the fact that the negotiations will receive a credit of $ 8,000, which ratified the agreement while in reality.
Not only that, but for the first time home buyers can actually apply for the transport through the support of the state of Florida before moving to its conclusionHome> and then a refund if they get their refund.
However, these home buyers to act quickly. Buyers have until December 1, 2009 to a new house nearby, obtain assistance and loans or seizure.
Some times other answers to frequently asked questions for first home buyers a tax credit:
Prior to qualify as “first time buyer home buyer and his spouse must not have hada house in the three years preceding the sale.
The second tax credit can be applied only to primary residences.
The third maximum allowable tax credit is 10% of the purchase price of the apartment for $ 8,000.
Fourth single buyer with an income up to $ 75,000 and married couples with incomes up to $ 150,000, may be the maximum of $ 8,000.
Fifth Money should not be paid for the house to the government if the buyer takes thethree years or more.
When you combine this tax credit, first time home buyers, with interest, but are low and property prices on the ground has never been a better time at home, your purchase.

First time home buyers 5 easy steps to kill your credit score
First time home buyers in today’s market have an incredible opportunity. Affordable prices, sub-5% interest rates, and very attractive down payment assistance programs are all waiting for qualified first time home buyers.
The key word here is “qualified”.
Lenders in this last housing boom literally went STUPID when it came to approving home loans. In complete disregard for prudent lending standards, we offered stated income and asset loans, we had NINJA loans (no income-no-job-or assets). There were even rumors of a Stated FICO loan.
To obtain a first time home buyer loan in today’s market doesn’t require perfect credit, but credit score requirements are tighter, and it can be “credit score suicide” if you aren’t careful in managing your credit.
Why it’s important for first time home buyers to have a good credit score
FICO focuses on five categories when calculating your score: How much debt you have, your payment history, your debt utilization ratio (how much you owe in relation to your credit limits), how far back your credit history goes and your mix of various types of credit.
Here are five sure steps to “credit score suicide”
1. Making late payments
Payment history accounts for up to 35% of your credit score and a single late payment, if you have a good credit rating, can lower your score up to 110 points immediately following the late payment.
The longer it’s been since you were late on a payment, the less of an impact it will have on your score, but “your history does follow you.
2. Carrying a big balance
Your credit utilization accounts for 30% of your credit score. Credit utilization is the percentage of credit used to available credit.
While consolidating all your credit cards into one low interest rate card makes sense from a monthly payment perspective it can have a devastating effect on your credit score.
Your magic number here is 50% or less. If you can maintain your credit usage (across all your cards) to 50% of the available credit you won’t see your FICO score in need of life support.
3. Closing a credit line
At first that may seem counter-intuitive, but if you close a credit card it could negatively impact your credit utilization ratio AND if it is an older account, it could also affect the age of your credit history.
If the account has a zero balance and no annual fee, leave it alone until after you’ve moved into your new home.
4. Opening a credit line
In order to open a new account, a credit card company will need to check your credit, and a typical “hard” inquiry like this will lower your score by about five points, plus the cost of opening a new line of credit typically ranges from five to 15 points.
Twenty points may not seem like a lot, but in today’s first time home buyer loan market, it can make the difference between home owner and renter.
5. Defaulting
Defaulting on a credit obligation, whether it be a credit card charge off, a collection account or bankruptcy is the single worst thing for your credit score.
Declaring bankruptcy could lower a good score of 750 by up to about 250 points.
Even bankruptcy isn’t “life without parole”. If there were extenuating circumstances you may be just a couple of years from buying your first home.

But, you have start rebuilding and any slip ups afterward will only further delay making that move from home buyer to home owner.
